A lack of adequate building maintenance is a significant obstacle faced by governmental hospitals. This paper evaluates factors that negatively impact building-maintenance practices in Iraq. A literature review was conducted to identify factors affecting maintenance. A list of 42 factors affecting hospital-buildings was collected from previous studies and tested using a structured questionnaire distributed to hospital-maintenance experts. During the data analysis, 76 valid questionnaires were used. Based on the respondents’ ratings, the relative-importance index (RII) was used to determine the level of importance of each factor. The study aims to determine the concentrations of radon, humidity, and CO2 in residences within the Mitham Al-Tammar neighbourhood of Kufa, utilising an Airthings 2960 Wave Plus device in the living rooms of each household. The concentration of radon varied, with a minimum value of 13 ± 3.9 Bq/m³ and a maximum value of 90 ± 5.8 Bq/m³, yielding an average rate of 35.8 ± 4.889 Bq/m³. The aim of the study was to find out the correlations and impact between the variable of ethical leadership behavior and university performance at Sumer University. Use the descriptive analytical method by adopting the questionnaire tool to collect data.
